The Process of Buying A Home

Love Is The Foundational Principle For Success

Most of us want to be prosperous and successful.  We want the pleasure of things that money will buy.    We want contentment in our lifestyle and fulfilling relationships.  However, prosperity and success doesn’t just fall upon us.  They are the reward of the price we pay for them. 

All of life is based upon principles that are instructional for living.  Perhaps the one primary foundational principle that all success principles build upon is the principle of love.  In fact the first principle (commandment) given to mankind was to love God with all your heart and your neighbor as yourself.  Why is this principle so important?    Because love is an investment and when invested wisely it will produce great rewards. 

What is Love?  Love is an action not an emotion.  It is doing what helps others even at the expense of self and it is also saying no when no is for the best.  Love is accepting others even though they may reject you. Love is the giving of self without an obligation of return.  Love is a seed and when planted it will produce a harvest. 

A prosperous and successful life cannot be obtained at the cost of neglecting relationships.  It is obtained as you give of your efforts for the betterment of others.  Love is the greatest investment that will produce the greatest rewards.

The Legend of St. Valentine

February has long been celebrated as a month of romance.   But who was this Saint Valentine that this celebration is founded upon?  The Catholic Church recognizes at least three different saints named Valentine or Valentinus, all of whom were martyred. One legend contends that Valentine was a priest who served during the third century in Rome. When The Emperor Claudius II decided that single men made better soldiers than those with wives and families, he outlawed marriage for young men. Valentine, realizing the injustice of the decree, defied Claudius and continued to perform marriages for young lovers in secret. When Valentine’s actions were discovered, Claudius ordered that he be put to death.

Other stories suggest that Valentine may have been killed for attempting to help Christians escape harsh Roman prisons.   According to one legend, an imprisoned Valentine actually sent the first “valentine” greeting himself after he fell in love with a young girl–possibly his jailor’s daughter–who visited him during his confinement. Before his death, it is alleged that he wrote her a letter signed “From your Valentine.”   Although the truth behind the Valentine legends is murky, the stories all emphasize him as sympathetic, heroic, and romantic.  

Origins of Valentine’s Day: A Pagan Festival in February -  While some believe that Valentine’s Day is celebrated in the middle of February to commemorate the anniversary of Valentine’s death or burial–which probably occurred around A.D. 270–others claim that the Christian church may have decided to place St. Valentine’s feast day in the middle of February in an effort to “Christianize” the pagan celebration of Lupercalia which was a fertility festival.  At the end of the 5th century, Pope Gelasius declared February 14th as St. Valentine’s Day.  It was not until much later, however, that the day became definitively associated with love.

Valentine greetings were popular as far back as the Middle Ages, though written Valentine’s didn’t begin to appear until after 1400. The oldest known valentine still in existence today was a poem written in 1415 by Charles, Duke of Orleans, to his wife while he was imprisoned in the Tower of London following his capture at the Battle of Agincourt.

Typical Valentine’s Day Greetings  – By the middle of the 18th century, it was common for friends and lovers of all social classes to exchange small tokens of affection or handwritten notes, and by 1900 printed cards began to replace written letters due to improvements in printing technology.   Americans probably began exchanging hand-made valentines in the early 1700s. In the 1840s, Esther A. Howland began selling the first mass-produced valentines in America. Today, according to the Greeting Card Association, an estimated 1 billion Valentine’s Day cards are sent each year, making Valentine’s Day the second largest card-sending holiday of the year.

How can I buy and sell a home at the same time?

You own a home but you want to purchase another and yet you cannot afford 2 mortgage payments so what can you do?   The solution is a contingency contract which means the seller accepts your offer to purchase based upon the sale of your property. 

Generally the contingency contract has several other stipulations such as placing your home on the market and a clause that requires you to either lift your contingency or cancel the contract in the event the seller wants to accept another offer.  Realistically the contingency contract offers you’re the opportunity to purchase but offers no guarantee to purchase until you remove the contingency which generally is a result of you receiving a contract on your
house.  

Similar to a row of falling dominoes, there is a series of activity that must fall into place for the contingency contract to be successful.  The first activity would be to get pre-approved for a loan.  Just because you have a home loan now doesn’t mean you qualify for a larger mortgage. 

The second activity would be to obtain the assistance of an experienced realtor because he/she will be able to guide you through the other activities so that you will be successful in your contingency contract.
